Works were undertaken within an operational shopping centre, requiring strict adherence to centre management protocols, tenancy guidelines, and access constraints. All labour, materials, and services were coordinated through designated service corridors and lifts, with major deliveries scheduled during early morning periods to minimise disruption to shoppers and neighbouring tenants. Construction activities were carefully sequenced around centre operating hours, with strong controls over noise, vibration, and site movements to maintain a safe and uninterrupted public environment.
Comprehensive hoarding and segregation measures were implemented to isolate the tenancy from the mall, ensuring clear separation between construction works and public areas. Dust suppression, waste containment, and ongoing site cleaning were critical throughout the build, with all materials and debris managed through approved access routes in line with centre requirements.
The fitout included the full construction of a purpose-built radiology clinic incorporating reception and waiting areas, CT, X-ray and ultrasound rooms, control areas, and associated staff and amenities spaces. A key component of the works was the installation of specialist radiation shielding, including lead-lined walls, doors, and viewing windows, integrated with structural supports and services to accommodate imaging equipment.
Internal works comprised new wall framing, plasterboard linings, suspended ceilings, and bulkheads, along with high-quality finishes including vinyl flooring, tiled areas, feature wall treatments, and bespoke joinery throughout both clinical and public zones. The shopfront interface to the mall included large-format glazing, frameless glass doors, and integrated lighting and signage designed to suit the surrounding retail environment.
Building services were carefully coordinated with existing base building infrastructure typical of a shopping centre environment. This included integration with mechanical, hydraulic, fire, and electrical systems, requiring detailed coordination, approvals, and adaptation of existing services to suit the new layout and specialist equipment requirements.
The project required strict compliance with tenancy and landlord requirements, including limitations on penetrations, coordination of fire services, and maintaining clear and compliant egress paths at all times. Protection of existing mall finishes and surrounding tenancies was prioritised, with all works delivered to align seamlessly with the operational standards of the centre.
Through careful planning, staging, and disciplined site management, the project was successfully delivered within a live shopping centre environment, resulting in a high-quality radiology clinic that integrates seamlessly into a busy retail setting while meeting the demands of a specialised healthcare facility.
